The Briar Patch Bed and Breakfast
After spending more than 20 years in the financial services industry, Ellen decided to make a career change by purchasing a former dairy farm and turning it into a bed & breakfast and event site. Undaunted by the fact that she knew nothing about the hospitality business, Ellen has wholeheartedly embraced it. She enjoys welcoming guests from all walks of life and seeing them delight in the beauty of the property.
Ellen purchased the 47-acre property in Middleburg, VA (about an hour west of Washington, DC) in 2001. She spent a year renovating the 200 year old main house with its 8 bedrooms and a separate one-bedroom cottage, bringing the pool up to commercial standards, adding an outdoor hot tub, and clearing and planting the grounds & gardens. The B&B opened for business in June 2002.
During the first two years, in addition to the weekend getaway business, Briar Patch held about 20 weddings of various sizes outdoors in tents. Ellen developed the concept of the weekend wedding where the bridal couple takes over the entire property from Friday afternoon to Sunday noon, including occupying all the bedrooms in the main house and cottage. The success of the wedding business prompted Ellen to take on an even more ambitious renovation project by turning a former tractor barn that was in disrepair into an indoor facility for up to 200 people that hosts such events as weddings, parties, meetings, fundraisers, cooking classes, and retreats.
The renovations continued with other projects, including a project that turned a former chicken coop into another cottage (appropriately called the chicken coop!) that has an additional three bedrooms, three bathrooms, and a kitchen.

No stranger to the travel & hospitality industries, Marc & his partner owned a travel agency and award-winning online travel magazine. In a past life, Marc worked as a systems and business operations consultant for almost two decades. Together Lisa and her husband Mark have over 40 years of combined experience that can be put to work for you.  In 1996, after almost a decade of solely working in the corporate world of software development and design, they moved to Colorado Springs to open a bed and breakfast.  While doing software support and development for their bed and breakfast and local bed and breakfast organization’s website, the need for a quality and result based solutions for the online marketing needs of others became glaringly apparent. Thus, in March of 2002, Acorn Internet Services, Inc. was formed.  Today Acorn Internet Services is one of the largest providers to the Bed and Breakfast and Lodging industry. She trained under one of the PBS Series “Great Chefs of America,” Chef Yves Labbe at 4-Star acclaimed restaurant, Le Cheval D’or, and has been the Executive Chef at Bellini’s Restaurant, The Cliff House at Stowe Mt. Resort and Harvest Market in Northern Vermont and at The Olde Inn on Cape Cod. She has worked in marketing for the last 14 years working primarily with the innkeeping industry. Kris began as the PAII President/CEO in March 2015, bringing 20 years of Association Management experience as the Administrator of the Wisconsin Bed & Breakfast Association (WBBA) and 10 years as an Innkeeper. In 1987, Kris and Randy (spouse) opened the first B&B in Merrill (central Wisconsin). They joined the state B&B association and Kris served on the newly formed Standards Committee charged with developing the inspection program, and then became the Membership Coordinator. With the rapid growth of the membership which eventually peaked at 300 inns, the association leaders identified the need for a director to manage the association; Kris was hired in 1995.
Always an educator (by desire and degree), the transition from a marketing group to an educational / advocacy organization was smooth. However, PAII needed resuscitating, and Kris, a new staff and Board agreed on the commitment to serve and represent the innkeeping industry with passion and transparency. Each month, the membership has increased, and after 30 years as a ‘for-profit corporation’, PAII became a ‘non-profit’ organization in April 2018. Kris thoroughly respects and enjoys working with innkeepers and industry partners to deliver timely marketing information and to advocate for innkeepers on the many issues affecting their business…we’re all in this together!
When out of the office, Kris is an avid X-C skier, biker, and shoots pistol and shotgun sports. As an NRA certified Coach, she teaches / coaches Women & Youth shooting programs and most recently taught a beginner shotgun shooting class for the University of Wisconsin.

Our process collects these sheaths and then they are cleaned, boiled, laminated to the desired thickness, and pressed into shape. The result is disposable dinnerware that is elegant, strong and 100% biodegradable. Sheath products can be reused several times with the following proper care instructions. Hand wash with soap in hot water and immediately hand dry with a soft towel. Do not submerge in water or place in a dishwasher.

Why Bamboo?


A study by Canadian scientist Martin Hocking shows that making a paper plate uses as much petroleum or natural gas as a polystyrene plate. Plus, the paper product uses wood pulp. The Canadian study said, ‘The paper product consumes 12 times as much steam, 36 times as much electricity, and twice as much cooling water as the plastic equivalent.

But that doesn't mean expanded polystyrene (styrofoam) is good. All plastics take a long time to biodegrade - some estimate as much as several centuries. Fortunately there is a great alternative to the age old question of "Paper or Plastic." Bamboo Studio!

How many rates do you have at your B&B or Inn? Not just the price of rooms, but actual full rates and offers with different terms and conditions that you make available every day on all your suites and rooms? If you’re not sure of the difference or only have one rate (with several prices) or answered one, then this session is definitely for you!
We start by understanding the difference between just the dollar price of a room versus a full rate with terms and how having multiple rates (not just varying prices of different rooms) can dramatically increase your revenue and contribute to your bottom line. Apply this understanding to then prioritize your rates, offers/discounts and how each (or none) are offered on the OTAs to your advantage so that commissions you are paying are for your highest netting offers and rooms.
In this session, veteran systems & hotel consultant turned innkeeper Marc Kassouf shares the basics of Revenue Management, Rate Strategies, OTA & Channel Management, Getting the most out of your OTA Commissions, and how to practically and consistently increase your bottom line. Marc will review and share a basic Rate Strategy package of some classic Rates used by hotels and resorts of all sizes to successfully and dramatically increase net operating income (bottom line), and make more money without significant investment in buildings, furnishings, equipment or amenities.
