Randy Bangs

Managing Partner
Get Heads in Beds
Shortly after opening his successful third B&B, he started Get Heads in Beds and have never looked back. His first client was struggling to maximize the property’s potential. Within one year we increased their revenue 50%. Since then he has taken on several new clients in the Midwest and a Select Registry property in New England. All of them have experienced significant revenue growth. The two who have been with us the longest will complete the first year with over 100% revenue growth. The others should see growth in the 30-40% range.
Prior to the Bed and Breakfast industry, Randy worked in consumer marketing and as a talent scout for the consumer marketing industry. His clients have included General Mills, Johnson & Johnson, Pepsico, ConAgra, Unilever, Kraft, Kimberly-Clark and Nestle to name a few. Randy has a passion for marketing and a love of small business.

Janice DeLerno

Innkeeper/Owner
The Stockade Bed & Breakfast
For nearly 26 years, Janice has owned and operated The Stockade Bed and Breakfast, which sits on 11 acres of wooded land in the historic Highland Road district of Baton Rouge, LA. Her prior careers as the owner of an art gallery/custom frame shop and a restaurant/catering business provided a general background for the day-to-day operation of the B&B. Before the B&B could be opened, city zoning laws had to be changed. The city required that the property be placed on the National Register of Historic Places before granting the provisional zoning. Janice advocated on behalf of The Stockade in order to have the state archaeologist do the research necessary for the nomination, and she lobbied both the city council and the city planning commission to make the necessary changes to the zoning laws. Janice has served the industry since purchasing the Highland Road property in 1990. She joined her local state association to learn more about the industry and quickly became a board member, still serving to this day. She has immersed herself in travel and tourism on the state level by sharing her time and talent with other innkeepers and members of the travel industry. Janice has served on the board of directors of PAII (Professional Association of Innkeepers International), LBBA (Louisiana Bed & Breakfast Association) and LTA (Louisiana Travel Association), as well as being appointed by 2 governors to the Louisiana Tourism Development Commission. In 2015, she graduated from the Louisiana Tourism Leadership Academy and was honored with the prestigious LTA Accommodation of the Year in the Bed & Breakfast category. She is a graduate of Louisiana State University with a Bachelor of General Studies focusing on Fine Arts and Business Administration. Janice’s passion is advocating for innkeepers as continual changes to the industry take place. Janice and her husband Jerry live onsite at the B&B with their resident cat Crybaby, enjoying the visitors from around the world. They are happy to share their experiences of running the B&B with aspiring innkeepers to give them a better perspective of what the lifestyle is really like and make it easier for newcomers to enter the industry.

Pattie Detwiler

Broker/Realtor/B&B Specialist
Hospitality Properties for Sale
Patricia Detwiler is a professional Hospitality Consultant & Real Estate Broker with 30 plus years of professional expertise in hospitality, creative design, Bed and Breakfasts concerns, management, business development, operation logistics, marketing, website development & financial analysis.
I meet so many people who tell me they always wanted to have a Bed and Breakfast. Some think of it as a retirement business, some just love hospitality and don't know where to start and some think of it as a way to own a beautiful home and have guest revenue help cover the costs. Either way, it's a business to operate.

I created my first Bed and Breakfast as a way to keep a real estate asset. It was the best decision I ever made. My background in construction and finance, along with my ability to host large parties and events at my home (20 acres of property), and my cooking expertise combined to make me a successful bed and breakfast owner. My first bed and breakfast was so successful, I quickly launched into my second location in our downtown area of Main Street.

Ellen Goldberg

Owner/Innkeeper
The Briar Patch Bed and Breakfast
After spending more than 20 years in the financial services industry, Ellen decided to make a career change by purchasing a former dairy farm and turning it into a bed & breakfast and event site. Undaunted by the fact that she knew nothing about the hospitality business, Ellen has wholeheartedly embraced it. She enjoys welcoming guests from all walks of life and seeing them delight in the beauty of the property.
Ellen purchased the 47-acre property in Middleburg, VA (about an hour west of Washington, DC) in 2001. She spent a year renovating the 200 year old main house with its 8 bedrooms and a separate one-bedroom cottage, bringing the pool up to commercial standards, adding an outdoor hot tub, and clearing and planting the grounds & gardens. The B&B opened for business in June 2002.
During the first two years, in addition to the weekend getaway business, Briar Patch held about 20 weddings of various sizes outdoors in tents. Ellen developed the concept of the weekend wedding where the bridal couple takes over the entire property from Friday afternoon to Sunday noon, including occupying all the bedrooms in the main house and cottage. The success of the wedding business prompted Ellen to take on an even more ambitious renovation project by turning a former tractor barn that was in disrepair into an indoor facility for up to 200 people that hosts such events as weddings, parties, meetings, fundraisers, cooking classes, and retreats.
The renovations continued with other projects, including a project that turned a former chicken coop into another cottage (appropriately called the chicken coop!) that has an additional three bedrooms, three bathrooms, and a kitchen.

James Mayfield

CEO
ResNexus
Founder James Mayfield started his business career in software consulting. His favorite contract was redoing the online reservation system and operational software for a hotel that had several properties in Salt Lake City and Boise.
James' consulting team took a look at the booking engine and back-office standards and were disappointed in what was available on the market. They decided to take a completely fresh and innovative approach to online booking software. The reservation system and booking engine that was produced doubled the client's revenues within the first year.
Seeing how well the reservation software worked for inns and hotels in his area, James decided to leave the consulting field and focus on reservation software.
In 2004, James formed ResNexus. We were one of the first cloud-based booking engines. Innovation that allowed our customers and their guests to connect with each other 24/7. All without making a single phone call. We changed everything about online reservations.
Since that time ResNexus has grown into an innovation leader in the field of reservation systems and property management software.

Richard K. Newman

Founder
Commercial Capital Network, LLC
Mr. Newman began his career in 1976 with Chicago Title Insurance Company in Cherry Hill, New Jersey.  He co-founded Guardian Title Agency in Princeton, NJ in 1985 and also Weichert Title Agency in 1990.  Following the sale of his title insurance interests and a brief two-year retirement, Rick formed Commercial Capital Network in 2004 to accommodate the unique financial needs of inns, bed and breakfast and boutique hotel properties.  Through his website www.InnFinancing.com,  Rick offers consulting services to Aspiring Innkeepers who wish to purchase “The Inn of their dreams” and innkeepers who seek to re-finance or re-structure debt obligations.
Commercial Capital Network exclusively serves this niche market, consulting with owners of inns, bed & breakfasts, and hotels throughout the US.  In 2007 he introduced an innovative program to the hospitality industry, which liberates the use of retirement assets for the purchase of an inn, without incurring penalties or tax liabilities.  This program has helped many clients over the years fund a more significant down payment and ultimately has increased the purchasing power of his clients.  His testimonials pay tribute to his client-centric approach to lending and the lasting relationships he has developed with his valued clients.
Rick’s connection to the hospitality industry has its roots in his family’s 30-year ownership of a twenty-eight-room property in New Hope, Pennsylvania.  Rick has authored numerous articles on subjects of particular interest to aspiring innkeepers.  He is a member of the Professional Association of Innkeepers International (PAII) and other hospitality associations.

Kris Ullmer

CEO & President
PAII
Kris began as the PAII President/CEO in March 2015, bringing 20 years of Association Management experience as the Administrator of the Wisconsin Bed & Breakfast Association (WBBA) and 10 years as an Innkeeper. In 1987, Kris and Randy (spouse) opened the first B&B in Merrill (central Wisconsin). They joined the state B&B association and Kris served on the newly formed Standards Committee charged with developing the inspection program, and then became the Membership Coordinator. With the rapid growth of the membership which eventually peaked at 300 inns, the association leaders identified the need for a director to manage the association; Kris was hired in 1995.
Always an educator (by desire and degree), the transition from a marketing group to an educational / advocacy organization was smooth. However, PAII needed resuscitating, and Kris, a new staff and Board agreed on the commitment to serve and represent the innkeeping industry with passion and transparency. Each month, the membership has increased, and after 30 years as a ‘for-profit corporation’, PAII became a ‘non-profit’ organization in April 2018. Kris thoroughly respects and enjoys working with innkeepers and industry partners to deliver timely marketing information and to advocate for innkeepers on the many issues affecting their business…we’re all in this together!
When out of the office, Kris is an avid X-C skier, biker, and shoots pistol and shotgun sports. As an NRA certified Coach, she teaches / coaches Women & Youth shooting programs and most recently taught a beginner shotgun shooting class for the University of Wisconsin.

Dave Westfall

Founder and Publisher
WhereToElope.com
Here’s my story: The answer probably lies in how I tied the knot back in 1968. Paraphrasing from one of the lines in Reba McEntire’s song: “I eloped before eloping was cool!”
I re-discovered the “elopement niche” while consulting with the Innkeepers and Tourism industry in Northern California about the “small wedding” market…
Probably as a result, “eloping” just called to me!  I want to help couples of all ages and situations find an easier, less stressful and more affordable way to marry.

Bamboo Studio

Dining Supplies
What do we offer?

Here at Bamboo Studio we are using the strength, beauty, renewability, and versatility of bamboo to offer an ever widening array of products. Whether you are looking for a disposable plate, bowl or utensil for your next party or if you want a reusable bamboo plate that can replace or compliment your existing dinnerware, we have what you want.

What are the differences between your product lines?

Disposable Bamboo Sheath Products:
Our disposable Bamboo Sheath products are made from the sheath of the bamboo plant. The sheath is a protective covering found on newly emerging bamboo plants. As the plant matures, the sheath falls to the ground and most often is unutilized. Our process collects these sheaths and then they are cleaned, boiled, laminated to the desired thickness, and pressed into shape. The result is disposable dinnerware that is elegant, strong and 100% biodegradable. Sheath products can be reused several times with the following proper care instructions. Hand wash with soap in hot water and immediately hand dry with a soft towel. Do not submerge in water or place in a dishwasher.

Reusable BambooWare Products:
Our reusable BambooWare product line is a revolutionary dishware that is eco-friendly, biodegradable, beautiful and durable. The process begins by taking the fiber of bamboo plants five years or older and grinding it into a fine powder. Utilizing a patented process, we mold this material into beautiful, durable, eco-friendly plates, bowls and trays that are all 100% biodegradable.
Each piece of our BambooWare line is FDA approved food safe and can withstand even the toughest industrial dishwashers. For the first time, BambooWare combines the eco-conscious decision to purchase dinnerware made from Earth-friendly bamboo plants with the natural desire to own dinnerware that is stylish, colorful and durable.

Our Other Reusable Products:
We also offer reusable products that are made from the bamboo plant itself. Our very popular reusable knife, spoon and fork are beautiful, strong, elegant, long lasting and biodegradable. To care for these reusable items hand wash with hot water and soap, and dry with a soft towel. Do not leave submerged in water or place in a dishwasher as the life of the item will be reduced.

Why Bamboo?

A study by Canadian scientist Martin Hocking shows that making a paper plate uses as much petroleum or natural gas as a polystyrene plate. Plus, the paper product uses wood pulp. The Canadian study said, ‘The paper product consumes 12 times as much steam, 36 times as much electricity, and twice as much cooling water as the plastic equivalent.

But that doesn't mean expanded polystyrene (styrofoam) is good. All plastics take a long time to biodegrade - some estimate as much as several centuries. Fortunately there is a great alternative to the age old question of "Paper or Plastic." Bamboo Studio!

Bellebnb

Property Management System
Bellebnb was created out of necessity. After years of travelling to the same B&B every year for nearly a decade, we realized the people running our favorite Venetian Agriturismo hadn’t gotten any better at running their business! Our stay was always difficult to book, difficult to pay, and they never knew who we were over the phone (forget about email, a booking engine, or even a TripAdvisor listing). We knew there must be a better way for them to operate their property.
One year and many thousands of lines of code later, we present to you Bellebnb. Our mission is to create a complete Property Management System for Humans. That is, we want everyone to feel at home the second they create their account. Our idea has since expanded to accommodate Hotels, Hostels, and Vacation Rentals.
Our software is simple, friendly, and organically grown. Every line of code, image and web page is made in-house. We don’t out-source anything, we’re in control of our entire technology stack. In our efforts to expand to cover the entire accommodations rental market, large and small, traditional and nouveau, we’ve maintained our vision of a simple and powerful solution.

Get Heads in Beds

Broker and Consultant
Running a bed and breakfast is challenging. Running one that is profitable is ridiculously challenging. Not only must you be a great host, fabulous cook, meticulous cleaner, and interior design whiz, you have to be a smart business person with expertise in marketing. For most BnB’s, marketing is where great potential remains unrealized. While many innkeepers are effectively managing their day-to-day operations, very few are filling enough rooms to be profitable.
That’s why we started Get Heads in Beds. We love marketing and we have been successful in driving profitable revenue to BnB’s. We’ve done it at our three BnB’s and we’re now doing it for our client’s BnB’s. It’s something we enjoy, and it’s been a difference maker for our clients. Finally, they are realizing the potential they envisioned.

This experience and understanding of the small property market led us to found Simply Supplies, a one-stop destination for everything needed to provide the optimal guest experience in your vacation rental or small property. Hospitality Properties For Sale LLC

Broker and Consultant

As your sellers transition away from the Inn, and you begin your new Innkeeping journey, there are so very many things you must know about, have access to and understand. At times, it can feel like a daunting task, and you may not even know where to start. That's where The New Inn Owner Handbook can help. Acorn Internet Services, Inc. along with our team and many veteran innkeepers have developed this handbook specifically to help Bed and Breakfast Inn buyers transition into their new Innkeeping role. It covers topics such as: Intellectual Property, Marketing, Google, Inn Policies, Computer Equipment, Software and Records and so much more. New Innkeepers who have used this handbook are raving about how it provided them an organized checklist to help them in their transition. Gathering all the MUST HAVE data from your sellers is not optional task. You don't want to find out down the road you don't have access to your DNS (your web address) or any paid marketing streams you are using to promote your business. Without access you are not going to be able to renew these services or control them. We invite you to join us in this MUST KNOW session. You will be amazed at all the things you may not even be aware of, that you'll need to retrieve from your sellers, to successfully transition to your new Innkeeping role.

Make Sure You Have the Right Insurance

03:30 PM 04:00 PM Conference Rooms 1-2-3

It's pretty fair to say that most innkeepers have done what they can to distinguish themselves from their roadside motel relatives - except when it comes to insurance. Lodging insurance policies are not 'one size fits all'. Innkeepers need to know what their unique exposure is for their type of property, and what they can do to protect themselves, their guests, and their business.

Get on the Map – OTA’s & More

10:30 AM 11:15 AM Conference Rooms 1-2-3

Whether you’re an aspiring innkeeper with zero understanding of technology or a savvy professional transitioning from a tech-centric career into hospitality, this session is for you: veteran systems & hotel consultant turned innkeeper Marc Kassouf helps you get the basics to get on the map, both literally through your website, marketing, and distribution, and figuratively through an overview of the topography of Inn systems. Learn all the various systems and software that a typical hotel and lodging business has, which are critical, which are optional and how to select the right combination for your specific needs and vision.
We will also briefly touch on solution selection and what key components are required in each system type. When finished, you will feel confident and prepared with which questions and requests you need to make of vendors you’re evaluating, and how to rate and choose the right lodging and inn systems that are right for you.
Topics of discussion will include an overview of the topography of inn systems, with a brief review of every type of hotel and lodging technology whether it may be needed or not. By reviewing the full kaleidoscope of options and what’s out there, you will be much better prepared to select and implement systems that will be useful and functional for the long-haul that can expand and grow with you, as opposed to limited to your immediate needs.

2019 – Focus on Link Building

10:45 AM 11:45 AM Ballroom D

Spoiler Alert: The 2018 Search Ranking Factor experts all agree that growing your inbound links from high-
scoring domains is the #1 way to ensure high placement in organic local search. We know that link building is
neither easy nor fun. What’s easy, is to just ignore this very important task. However, link building is
something you MUST do on a weekly basis since Google prohibits going after too many links too quickly or
using a link building service. Bring your laptop to this session and we will send you an email with your Inn’s list
of inbound links along with a list of one competitor of your choosing, and we will walk you through the step by
step process of basic link building.
  • Press and directories.
  • Other top-hitting link options.
  • What is a domain score?
  • Discussion: How to decide which links to pursue.

Current State of your Website

12:45 PM 01:45 PM Ballroom D

If 2019 is your year for a new website, then this session is for you! We are sad to report that the look and feel of website design is no longer entirely in your hands. Between GDPR, ADA and Google’s current Speed and Usability Guidelines, the way a website looks and functions is beyond your control. Please join us for this session where Mark Hall and Annie Buck will introduce our new Standard Design option. You will learn how and why the new design meets the guidelines for GDPR, ADA, and Google and how it is both cost and time efficient while offering a modern look and feel. And better yet… you OWN it! Even if you never plan to choose this Standard Design option, all innkeepers should know and understand the features that go into all of our new site designs – features that a quality website requires today.

Building Synergy with TripAdvisor

12:45 PM 01:45 PM Ballroom E

Fortunately, we have been able to establish a good working relationship with TripAdvisor’s various managers for our market’s niche. Thus, when there is a serious yet document-able issue, we are able to share that upstream and have it reviewed. As we continue to work with these points of contact, we can better assist you with any issues you might be experiencing. In addition, we offer a free annual TA business review for each of our Advantage Plan clients in advance of your renewal date. Come to this session to learn more about how
you can use TA’s programs to grow your business. If you are only booking via OTAs in TripAdvisor, then you are missing out on securing potential direct bookings. We will provide plenty of Q&A time during this session so you can have your questions answered as well as to document them in order to obtain important feedback from TripAdvisor.

Why this topic? An Industry survey with 1000 responses showed that only 25% knew the 'book a room' button led to OTA's.

Working with the OTA Fees for a Win-Win

02:30 PM 03:30 PM Ballroom C

How many rates do you have at your B&B or Inn? Not just the price of rooms, but actual full rates and offers with different terms and conditions that you make available every day on all your suites and rooms? If you’re not sure of the difference or only have one rate (with several prices) or answered one, then this session is definitely for you!
We start by understanding the difference between just the dollar price of a room versus a full rate with terms and how having multiple rates (not just varying prices of different rooms) can dramatically increase your revenue and contribute to your bottom line. Apply this understanding to then prioritize your rates, offers/discounts and how each (or none) are offered on the OTAs to your advantage so that commissions you are paying are for your highest netting offers and rooms.
In this session, veteran systems & hotel consultant turned innkeeper Marc Kassouf shares the basics of Revenue Management, Rate Strategies, OTA & Channel Management, Getting the most out of your OTA Commissions, and how to practically and consistently increase your bottom line. Marc will review and share a basic Rate Strategy package of some classic Rates used by hotels and resorts of all sizes to successfully and dramatically increase net operating income (bottom line), and make more money without significant investment in buildings, furnishings, equipment or amenities. Learn how to prioritize what Rates you offer when and how you can close/open those rates to maximize your revenue, especially with OTAs. Learn why paying commission is OK, in the right circumstances and part of a larger strategy, and how you CAN partner profitably with Booking.com and other OTAs to make money together, on your terms.
